A matter of strategy

Not so long ago you had to put in a bully offer, over asking, with no conditions, just to buy a
home in Toronto. Since then the market has cooled, times have changed. And they will change
again.


There is no single strategy for successfully purchasing the home you want. It depends on the property, it depends on the market, it depends on the vendor, and it depends on you.


A few years ago, my clients had sold their home and bought another house in Yorkville. Their
kids left home and they started looking for that special condo in the neighbourhood they had
come to love. I got a call from an agent who knew what I was looking for. He described the
condo he was about to list and the price at which he was going to list it. I knew right away it was
severely undervalued. I went straight over, then called my clients. I insisted that they come view
it immediately. I took them on a 10-minute walkthrough and we inked a deal hours later.


I’ve handled every situation you can imagine. Bully offers, powers-of-sale, bidding wars,
overbid-and-knockdown, XXX, you name it. I’m a very good negotiator, because I’ve been there.
I know all the strategies, I know the people, I know the paperwork inside and out, I know how
to make the other team blink. When I negotiate, I’m treated with respect. I think laterally, I’m
tenacious, and I can usually make a deal happen where most would throw up their hands.
